If the tenant still lives in the property 15 days after the lease expires and has not been terminated by the landlord or tenant, it means that the contract has been renewed. Lease agreements may be concluded orally or in writing. The landlord has the right to exclude a tenant for the following reasons:• subletting the unit without the landlord`s written consent;• non-payment of rent for three months;• the landlord needs property for his or her personal use;• the landlord must make the necessary repairs, but may notify the excluded tenant if he or she is still interested in renting the same unit. The lease can be terminated by the tenant at any time and can also withhold payment of rent if the landlord has not made the necessary repairs. 15 days` notice will be given to tenants if demolition of the unit is ordered. A complaint must be filed in court for the eviction of the tenant and within 10 days, the landlord can apply for a permit to recover the property. Within 30 days, the court makes a decision and orders the court sheriff to help the owner claim the property. If there are problems with the lease, it is the barangay courts that mediate those problems. However, unresolved issues between landlords and tenants are taken to court, but this can be a lengthy and costly process. A landlord often exerts pressure by influencing the police when evicting a tenant. I had rented this condominium for almost 4 years. For the first month, I have had problems with reading my meters and bills.

Nothing happened here. This went on and on until I finally got tired of it when I decided not to pay my donations, water or utility bills. I received notifications about these invoices in 2010. for that, I would talk to the director and end up paying a certain amount. Then barely a year ago, there was a change of manager and again the same thing happened. Until the 5th manager, who I thought would finally solve my problem. Instead, my concerns were never taken into account, I was pressured to pay the full amount or otherwise. not a single penny of all these anomalous bills was cancelled or thought about why it was being questioned. I humbly admitted the payment because I didn`t want to endure the embarrassment of my cut bills during the holidays. I wrote an appeal letter explaining that I would pay this and that on those days.

I did write a check, but the second one (with the total balance), I had to beg because I was really short of money. So I made another call, this time I presented them with 2 checks, a smaller amount and another large amount for the balance. After a week, I was told that my second appeal had not been approved! If this has been the case since I appealed, should I have received a formal written response expressing the rejection? What about my cheques? the first one was tabled, it was a good thing that it was funded. Then, halfway to the date of the second check, my water was cut off. Previously, the director had already informed me personally of the disapproval and she said that a letter would follow. I was not given such a thing. Since they have already cut off my water, I expected my second check to be returned. I was just willing to pay everything I could just to move my account, and I was just too willing to accept that my electricity would eventually be cut off. Today I was told that my cheque had been deposited and that if it was not funded, I would be beaten with bp22. Of course, I wasn`t ready for this amount, otherwise my problems would have been solved immediately. Well, what is my right here? All I receive are threats here and there. I couldn`t even take some things out of my unit because the manager has already ordered that no items be removed from my unit.

By the way, I have no problem with my landlord as my rent is updated. Can Condo Corp simply implement its own rules and decide how to castigate tenants for non-payment? Can Condo Corp really suspend the rightful owners of its title, given that the unit has been paid for? This is actually one of their threats. How can I protect myself from this type of harassment? According to their records, I was paying from August 2011 until today. I may not have covered all my arrears yet, but I had paid and the only time my check bounced was when I was forced to write a check for the full amount of an audit. I hope that my case is not too complicated and that I need an answer or legal advice as soon as possible. .
